House prices in HU1 postcode up by a quarter in 12 months

Property prices in Hull’s HU1 postcode increased by a staggering 26.85 per cent in the 12 months leading to July 2025. New figures also show significant increases in many other HU postcodes.

The data shows how the average house price in each postcode changed in the year leading to July 2025. The numbers also reveal the most desirable postcode in Hull and East Yorkshire as well as the cheapest area to buy a house.

HU1, which makes up much of the city centre as well as the Old Town and the Marina, saw the average property price increase by 26.85% in the year. In July of this year, the average price in the postcode was £149,726.50, whereas just 12 months prior the average price was more than £30,000 less at £118,035.20.

HU2 is the cheapest place to buy a home in Hull and East Yorkshire. Homes in the postcode area sold for an average of £96,721 each in the 12 months to the end of July.

HU3 is the next cheapest place in our region to buy a home. Houses sold for £120,916 each on average in the postcode area. That’s followed by HU9 where the average home sold for £127,402 and HU6 with an average home sold for £145,007.

Almost all Hull postcodes saw house prices rise considerably in the 12 months. HU2, HU3, and HU5 saw increases of 7.19%, 7.87%, and 4.55% respectively. However the average price in HU4 fell by 5.74% in the year, dropping by around £10,000 to £154,634.50.

HU14 has the highest average sale price of any postcode area in Hull and East Yorkshire over the last 12 months. Properties in the postcode, which includes North Ferriby, Melton, and Swanland, sold for an average of £358,016.

However, the average house price in HU17, which includes Beverley, fell in the last year. The average price in the postcode is now £282,980.30, having dropped from £290,186.30 in July 2024.
