House prices in one Hull postcode, which was recently named one of the UK’s coolest places to live, have risen by almost 20% in the last twelve months.
The HU1 postcode area, which includes much of Hull’s city centre, the Old Town, and the Marina, was recently featured in the Sunday Times’ ’11 coolest UK postcodes to move to in 2025.’
The paper claims “Hull has now entered its glow-up era,” and cites the impressive redevelopment of the ‘hipsterish’ Marina area.
New house pricing figures released by the Land Registry show that it is not only the reputation of the HU1 area that is on the rise. Between February 2024 and February 2025, the average house price in the postcode went up by 18.47% from £113,516.84 to £134,485.71.
The price increases in HU1 have not been shared across neighbouring postcode areas. The three postcodes that border HU1 have in fact all seen their average house price fall in the same time period. The percentage change in the neighbouring areas are as follows:
- HU2: -0.65%
- HU3: -0.54%
- HU9: -2.19%
There are a number of high profile developments ongoing within the HU1 postcode which will look to continue the area’s improvement and regeneration. These developments include the Albion Square development scheme which seeks to change the face of a large part of the city centre by redeveloping the former BHS building and the surrounding area.
