Plans for 63 homes on former playing fields off Anlaby Road, Hull

Plans have emerged for a housing development on a former playing fields off Anlaby Road. An outline planning application has been submitted to Hull City Council for the homes which would be built on vacant land East of Kendal Way.

The application is for 63 homes on the 2.5 hectare former Smith and Nephew playing fields which have been unused for over three decades, according to submitted plans. Despite being officially out of use, the land has become popular with local dog walkers.

As the plans have been submitted as an outline planning application, at this stage the developer is simply hoping to get the council to agree to the idea of such a development in principle. The finer details of the plans would be ironed out in a full planning application which would likely follow if this application is successful.

The plans include the demolition of 2 Kendal Way, a property which is owned by the applicant. The demolition of the detached house would provide a wider access point to the new homes.

A new road would be established off Kendal Way, which would itself split off into two roads providing access to each of the 63 proposed homes. Plans for the site include an area of open space which would also act as a flood defence.

Plans suggest the 63 homes would be comprised of a mix two, three, and four bed houses. The mix would be 17 two-bed, 32 three-bed, and 14 four-bed houses.

Several objections have already been filed on Hull City Council’s planning portal against the plans. One nearby resident commented: “Absolutely object to this going ahead. The issues it will cause to the community neighbourhood in the area including traffic and noise. Not to mention the land not being suitable, poor access and risks of flooding. Houses should not be built on that area of land at all.”

Another member of the public commented: “What are you thinking of here!!! The field floods, the houses flood and as for the additional traffic, you can count on an extra 120 cars minimum in this neighbourhood! Has anyone thought this idea through? Can we see any consultation with GP surgeries, schools and other infrastructure?”
